Project Overview

During his tenure at PGD Consulting Services, our Director Fasiullah Mohammed led the Building Services Upgrade Works for Exchange Tower, with the objective of improving the building’s NABERS Energy Rating and addressing persistent mechanical and electrical performance issues.

The scope focused on enhancing temperature control, zoning, after-hours operation, lighting levels, and daylight control settings to create a more energy-efficient and comfortable indoor environment.

Objectives

Enhance overall building energy efficiency.
Optimise the performance of existing mechanical systems.
Upgrade and optimise floor lighting systems.
Improve occupant comfort and internal environmental quality.
Achieve PCA Grade A building rating.
Attain higher NABERS Energy and Indoor Environment ratings.

Approach

The project involved a comprehensive review, redesign, and optimisation of the building’s mechanical and control systems to deliver long-term operational improvements.

Key Components of the Scope:

Upgrade of existing Air Handling Units (AHUs).
Chiller control optimisation and reconfiguration of control strategies to improve plant efficiency.
Reconfiguration of chilled water and condenser water systems, including adjustments to pump setpoints and differential pressure control.
Enhanced management of AHU and Variable Air Volume (VAV) systems for improved operational performance.
Implementation of modulating outside air control for better ventilation efficiency.
VAV zoning optimisation, including separation of perimeter and internal zones, and integration of individual zone controls to improve comfort and after-hours management.
Targeted Building Management System (BMS) upgrade implemented with minimal cost impact.
