Office Tower – 55 St Georges Terrace Perth

Project Overview

During his tenure at PGD Consulting Services, our Director, Fasiullah Mohammed, led the Mechanical Services Upgrade Works for a commercial office building with the objective of improving its NABERS Energy Rating from 2.5 Stars to 4 Stars.

As of 2025, the building now holds an impressive 5 Star NABERS Energy Rating and a 5.5 Star Indoor Environment Rating, demonstrating the long-term impact and sustainability of the implemented upgrades.

Objectives

Approach

The project was delivered through a comprehensive review and redesign of the building’s mechanical and control systems. The scope included:

Replacement of the supplementary cooling tower and associated pumps.
Chiller control management and reconfiguration of control strategies to optimise performance.
Reconfiguration of chilled water and condenser water systems, including pump setpoints and differential pressure control.
Enhanced management of Air Handling Units (AHUs) and Variable Air Volume (VAV) systems for better operational performance.
Modulating Outside air management
VAV zoning optimisation, introducing separate perimeter and internal zones, and implementing individual zone controls to improve efficiency and after-hours management.
Building Management System (BMS) upgrade with minimal cost implications.

Outcomes

Achieved a significant improvement in energy performance, with ongoing operational savings.
NABERS Energy Rating improved from 2.5 Stars to 5 Stars.
Indoor Environment Rating achieved 5.5 Stars as of 2025.
Enhanced thermal comfort and building operational reliability.
Delivered a cost-effective upgrade strategy with long-term sustainability benefits.
